Spencer Rinker
Founder & CEO

Spencer is responsible for the investment strategy, growth and day-to-day management of the firm’s activities. He brings over 20 years of real estate experience - including 13 years as a GP and fiduciary.
Prior to founding Daylight, he was Co-Founder and Managing Principal of AHV Communities, a pioneer in the Build-to-Rent sector. Over his 13-year tenure, Spencer led and contributed to 40 communities (both for-rent and for-sale) totaling more than $1.5 billion in capitalization and launched homebuilding operations in five major MSAs.
Earlier in his career, he held positions at Greenlaw Partners, Johnson Capital, and CBRE. Spencer holds undergraduate degrees in Economics and Legal Studies from Chapman University. He is a 3rd generation real estate developer, a licensed California real estate broker and an active member of ULI and YPO.
Tomasz Pietruszka
Chief Data Scientist

Tomasz Pietruszka leads all natural language processing efforts related to data aggregation, training Large Language Models (LLMs), and other uses of multi-modal LLMs within Daylight’s technology stack.
Tomasz is a data science and quantitative research expert with 8 years of experience in applying AI-driven solutions at scale. He has worked in a range of contexts, from tech startups and scaleups to quantitative hedge funds, where he designed novel Deep Learning and LLM-based algorithms that surpassed the published state of the art. He also has a proven track record of building ground-up ML capabilities, setting the technical direction, and providing leadership for his teams. Tomasz completed his Master studies in Computer Science at Warsaw University of Technology, BarcelonaTech, and University of Barcelona.
Royden cooper

Royden Cooper is responsible for land acquisitions and entitlement process management on the east coast of the United States with a focus on North Carolina, Tennessee, Georgia, and Virginia. Royden also acts as lead product manager and UI/UX designer for the Daylight GeoAI Lab.
Royden was most recently a co-founder of Epum, a geospatial AI startup, which raised $1.6m in pre-seed capital in 2024 and then sold to Daylight in 2025. Before Epum, Royden co-founded, Epum Holdings, a private equity fund with a focus on marina and self storage properties. The platform raised over $50m to acquire 6 marinas and made 11 co-GP self storage investments.
Before Epum Holdings, Royden worked for Excem Real Estate and MPC Capital as a Real Estate Analyst. Royden received his Bachelor's of Science in Real Estate Development from the University of Southern California and was a part-time Master's student studying Computer and Information Technology at the University of Pennsylvania before dropping out to start Epum.
Leonardo Costa

Leonardo Costa leads all software engineering and DevOps efforts for the Daylight GeoAI Lab and Daylight as a whole.
Leonardo Costa has nearly 10 years of experience in the fintech industry, including 8 productive years at a fintech unicorn named Adyen, working on payments and open banking. He's also played a key role in building teams and opening tech offices for Adyen in San Francisco and Melbourne. With a Bachelor's in Computer Science from VU Amsterdam, Leonardo combines technical expertise with a global perspective.
Dr. Marvin McCutchan

Dr. Marvin Mc Cutchan leads the Daylight GeoAI Lab and is tasked with conducting novel research regarding urban growth related topics, with maintaining and improving Daylight's suite of Geospatial Artificial Intelligence (GeoAI) models, and with helping recruit new researchers to join the Daylight GeoAI Lab.
Marvin has a over a decade of experience across diverse domains including as a lead data scientist at a U.S based startup (CAPE Analytics), R&D in artificial intelligence at TU Wien, research in geoinformatics at the KTH Royal Institute of Technology, and as a software engineer.
Renowned for his work in GeoAI, Marvin's contributions are bolstered by significant collaborations, research awards, and peer-reviewed papers. He defended his PhD in Geoinformatics at Vienna University of Technology in 2024 and holds a Master's from KTH Royal Institute of Technology.
Rath Sanguanthai

Rath Sanguanthai is responsible for market research and all Data Team initiatives including the recruitment and management of teams to aggregate, clean, and label data for use by the Daylight GeoAI Lab. Rath is also a product manager for data-based products and features within the Daylight GeoAI Lab.
Rath co-founded Studio11206, a creative event company that he sold. Before Studio11206, he worked as Business Development Manager for Collective Hospitality, a regional hotel group in Thailand.
Before Collective Hospitality, Rath was a Real Estate Analyst at WB Property Group, a real estate owner and operator in New York City. He earned his Master's in Real Estate Development from New York University and Bachelor's in Architecture from KMITL.
